DocuAgree for Small Landlords
If you rent out one to a few homes or apartments yourself, the document that matters most is the lease, and the moment that matters is getting it signed before the keys change hands. DocuAgree gives you a residential lease template you can edit for your state, sends it to every tenant to sign on their phone, and keeps the signed copy with a certificate of completion. It's $4.99/month however many units you have, and you can pause billing in the months between tenants.
What actually matters for a small landlord
- The lease has to fit your state, not a generic one. Security deposit caps and return deadlines, late-fee limits, entry notice, and how much notice ends a month-to-month tenancy all vary by state and sometimes by city. A lease that ignores them can be partly unenforceable, or cost you the deposit in a dispute.
- Every adult tenant should sign. With more than one tenant on the lease, each is responsible for the full rent, which protects you if one roommate leaves. That only works if each of them actually signed.
- You need the paper trail later. The signed lease, the move-in condition checklist, and any addenda are what you'll rely on at move-out or in small-claims court, sometimes years later.
- You only sign leases a few times a year. Paying a monthly subscription through a long vacancy, or per-user pricing built for property management companies, doesn't match how a small landlord works.
The starter template: Residential Lease Agreement
The residential lease template covers the premises, a fixed or month-to-month term, rent and late fees, the security deposit and its return, utilities, occupants, pets (with assistance animals handled separately, as fair housing law requires), repairs, landlord entry, subletting, renters insurance, moving out, and default. Every term that state law commonly controls is a bracketed prompt telling you to check your state's rule, rather than a number that might be wrong where you are.
For a home built before 1978, federal law requires a lead-based paint disclosure and the EPA pamphlet before the tenant signs; the template includes the section. Upload the disclosure form, and any addenda your state requires, as their own PDF documents with signature fields, and send them alongside the lease so each tenant signs everything before move-in.
How it works
- Start from the lease template and fill in the bracketed terms for your property and state, or upload a lease you already use as a PDF and place the signature fields on it.
- Add each adult tenant as a signer. They get a link by email and sign on their phone, with no account or app.
- Once everyone has signed, you and each tenant get the completed lease and a certificate of completion recording each signer's consent, IP address, and time of signing.
Why the pricing fits
$4.99/month covers every unit, every lease, and every tenant, with no per-unit or per-document charge. Your first 3 documents are free with no card. When all your units are rented and you won't sign anything for a while, pause billing from Settings: sending is turned off until you resume, but every signed lease stays in your account to open and download.
Worth knowing before you switch
DocuAgree is a signing tool, not property management software. It doesn't collect rent, screen tenants, run background checks, track maintenance requests, or list vacancies; if you want those, a property management platform covers them, often with its own lease signing built in. DocuAgree is for the landlord who handles those things another way and just wants a solid lease, signed properly, without paying for a platform they don't use.
This page and the lease template are general information, not legal advice. Landlord-tenant law varies by state and city; check the template against your local rules or have a local attorney review it before you use it.
